Indoor Air Quality Testing

Overview

Improve air quality with GORD Advisory’s expert testing services in Qatar—ideal for residential, commercial, and industrial spaces.

We spend over 90% of our life indoors. The quality of indoor environments has emerged as a critical determinant of human health, cognitive performance, and productivity. Among the most significant yet often overlooked aspects of indoor environments is Indoor Air Quality (IAQ).

At GORD Advisory, we offer a comprehensive IAQ solution that spans testing, diagnostics, remediation and certification to enable a healthier, more productive indoor environment.

Our Indoor Air Quality services in Qatar are delivered by a specialized team of Certified IAQ Managers, Mold Inspectors and ASHRAE Certified HVAC Experts, ensuring every aspect of your building’s air quality is addressed with a scientific knowledge base.

As a leading sustainability consultancy and a key Center of Excellence at the Gulf Organisation for Research & Development (GORD), our IAQ services support building owners, facility managers, and developers in achieving enhanced IAQ and secure Healthy Building Labels issued by the Global Sustainability Board (GSB).

Why Choose IAQ Testing?

Scientific research has consistently reinforced the connection between IAQ and human performance:

  • The Harvard COGfx Study showed that reducing CO₂ and VOCs can significantly improve cognitive function and decision-making.
  • The World Health Organization (WHO) reports that 3 million premature deaths annually are linked to poor indoor air quality—more than those caused by outdoor air pollution.
  • Environmental Health Perspectives and Lancet Planetary Health highlight strong correlations between PM2.5 exposure indoors and cardiovascular, respiratory, and cognitive diseases.

These findings underscore that IAQ is not only an environmental concern but also a strategic imperative for health-conscious, ESG-aligned organizations.

Gaseous Pollutants

Gaseous Pollutants that include carbon dioxide (CO2 levels above 1,000 ppm known to impair concentration), carbon monoxide (CO’s toxic gas is associated with combustion appliances that can be harmful even at 10–35 ppm), formaldehyde (a carcinogenic compound commonly emitted from pressed-wood products with risks tied to chronic exposure), and nitrogen dioxide (NO₂), sulfur dioxide (SO₂), and ozone (O₃), which are traffic-related or outdoor-infiltrated pollutants known to cause acute respiratory effects.

Particulate Matter (PM2.5 and PM10) that are fine particles (<2.5 µm) penetrating deep into lungs and bloodstream, increasing cardiovascular and respiratory risks.

Volatile Organic Compounds (TVOCs) that include benzene, toluene, and xylenes originating from paints, adhesives, and cleaning agents.

Biological Contaminants that include airborne bacteria and fungi, measured via active air and surface sampling (e.g., MAS and swab culture techniques), are often linked to sick building syndrome.

Thermal Parameters such as temperature and relative Humidity (RH) levels that influence both occupant comfort and pollutant behavior (e.g., RH >60% favors mold growth).

How Do We Test IAQ?

Real-Time Instrumentation

Our high-precision calibrated IAQ devices measure pollutants over time to detect fluctuations, due to several indoor factors, with integrated sensors for CO₂, TVOCs, PM2.5/PM10, O₃, and more.

Microbial Sampling Protocols Microbial Sampling Protocols

Our microbial sampling protocols involve Active Air Sampling using impactor-based Microbial Air Samplers (MAS); Surface Sampling via swab and petri film culture methods for mold and bacterial presence; and incubation and colony morphology analysis.

Ventilation Effectiveness Verification Ventilation Effectiveness Verification

This involves a  design review for the verification of ventilation effectiveness and highlighting areas with inadequate fresh air delivery.

What Comes After IAQ Testing?

IAQ testing is just the first step in creating healthier indoor environments. At GORD Advisory, we use test results as the foundation for a deeper process—assessing root causes, diagnosing specific issues, and implementing targeted measures for improvement. What sets us apart is this end-to-end approach that ensures air quality concerns are not only identified but effectively addressed through tailored solutions that include:

Source identification

Source identification

Pinpointing off-gassing materials, combustion zones, infiltration pathways, ventilation issues, etc.

Ventilation optimization

Recommendations for fresh air intake, air balancing, DCV retrofits, and filter upgrades (e.g., MERV 13+ or HEPA) as deemed appropriate.

Moisture & mold control Moisture & mold control

Dampness and microbial growth can have severe health consequences. Our certified Mold Inspectors and certified IAQ Managers perform a holistic diagnostic of building envelope, HVAC ducts, ceiling cavities. Our HVAC specialists analyze dehumidification effectiveness and condensation management, and remediation planning.

Occupant education Occupant education

Behavioral guidance on chemical usage, ventilation habits, and pollutant-sensitive activities.

IAQ monitoring plans IAQ monitoring plans

Real-Time IAQ Monitoring

For continuous assurance, GORD Advisory offers IoT-enabled IAQ monitoring systems that continuously track and record up to 16 different air quality parameters over extended periods. These systems deliver real-time insights and come equipped with the following key features:

  • 24/7 pollutant logging (CO₂, CO, PM5, PM10, NO2, TVOC, Formaldehyde, Methane, H2S gas, Ammonia, SO2, Ozone, H2, O2, RH, Temp).
  • Can be accessed through Mobile app or Laptop/PC.
  • Complete plug and play, no setup or configuration required.
  • Can store up to 1year of trend data (during offline mode).
  • Trend dashboards and alerts for threshold breaches.
  • Cloud-based analytics for compliance reporting, preventive maintenance, and occupant health risk mitigation.
  • Integration with BMS or FM dashboards for facility teams.
  • This ensures ongoing compliance with GSAS/Equivalent, and local IAQ standards.

Healthy Building Label for High-Performance Indoor Environment

GORD Advisory guides clients on how to achieve recognized standards for health indoor air quality. The Healthy Building Label issued under the Global Sustainability Board (GSB) benchmarks indoor air quality and occupant wellbeing through rigorous testing and validation. This certification not only enhances occupant wellbeing but also elevates asset value, ESG ratings, and leasing performance. Buildings achieving this certification demonstrate:

  • Exceptional air quality (as per WHO, ISO and ASHRAE guidelines)
  • Healthy material selection (low-emitting finishes and products)
  • Advanced filtration, verified ventilation effectiveness, and microbial control
  • Transparent occupant health policies and IAQ management plans
  • Continuous IAQ monitoring (optional but highly recommended)
